Swallow Barn (Sleeps up to 5 people) is one of 6 imaginative and attractive barn conversions on our traditional family farm, crammed full of character but also has all the modern comforts of home.

Truly on the cusp of Devon and Cornwall, this farm nestles in the fields overlooking the beautiful valley of the River Ottery (a tributary of the Tamar) and has been in both Devon and Cornwall at different times in its history, it is currently designated as Cornish!  The farm buildings, now the holiday cottages, were modernised in 1869 by the Duke of Bedford, with the farmhouse being rebuilt a year later in 1870 – showing the typical farmer priorities of ‘animals come first’! Our family has lived and worked here since the 1880’s, so we have a love and enthusiasm for this place and really enjoy sharing it with our guests.

We have been offering self catering holiday accommodation here at Waterloo Farm since 1999, gradually growing and updating facilities year on year, aiming to provide authentic and happy holidays and also increasing our sustainability as a business.

Downstairs, this cottage has a well equipped kitchen with all you will need to prepare meals during your holiday, including gas cooker, microwave, dishwasher, fridge and freezer etc.  The light and airy open plan living space has cosy sofas a smart tv and free wifi,  and outside there is seating where you can enjoy the evening sun.   Upstairs, there is a master bedroom with king sized bed and the second bed room has 2x singles plus a third pull out single.  A cot and high chair is available on request, however, we do not provide cot bedding.  Stair gates are fitted.  There are shared laundry facilities available near the cottage.

Our outdoor heated swimming pool is open from 1 May – 30 September.

We think its a great place to unwind, relax and enjoy glorious peaceful countryside, while also being conveniently placed, only a 20 minute drive away from the beaches of the North Cornish coast, and the wilds of Dartmoor or Bodmin Moor and all the activities of those areas are within easy access.  The historic town and gateway to Cornwall, Launceston is 5 miles away.

Sustainability

We have always farmed our land in a sustainable and traditional manner so it is logical for this to carry through into the way we offer holiday accommodation. Our outdoor heated swimming pool is open from 1 May – 30 September and is heated using an air source heat pump powered by a small array of solar panels on the farm. The original energy source of mains gas for heating and hot water has been largely replaced by a Biomass boiler which is powered using sustainably sourced wood pellets. Water usage and supply is becoming a real issue here in Cornwall, so in order to minimize mains water usage, we have installed a well and filter system to supply all the wc cisterns. NB. All other water in the cottages is on the separate mains supply. We encourage our visitors to recycle and have compost bins for vegetable waste. All bedding is washed and line dried (weather permitting) on site, the welcome pack includes locally sourced products.
